How much do polished concrete floors cost?

When you think of concrete flooring, you might envision those dull gray slabs in deserted warehouse spaces or of those seen in home improvement stores like Home Depot. Cold and unappealing, concrete floors serve their intended purpose but do nothing to beautify their surroundings.

However, polished concrete floors offer a limitless variety of colors, finishes, shines, styles, designs and textures to business and home owners alike. These flooring systems are the fastest growing flooring trend in today’s marketplace and are becoming a highly sought-after feature in many commercial and residential settings.

But what are the factors that cause the fluctuation in pricing between different slabs and contractors? There are several variables a reputable concrete flooring contractor will have to assess while pricing your concrete flooring project.  Some of the most important factors affecting the cost of polished concrete are:

Condition of the Concrete

If the existing concrete slab is damaged, cracked or contains many divots and holes, additional products and labor will need to be furnished in order to properly patch and repair these imperfections. There are many different products designed for concrete repair, and it is important that you hire a contractor that understands the different materials required for your project.  Products that are designed for crack repair, for instance, may not be suitable for use in your holes or divots. Grouts that are designed for pin-hole sized imperfections, again, will not be suitable for imperfections that are the size of a nickel or quarter. As with all trades, there is more expertise and knowledge required than what initially meets the eye.

Depending on the size of your project, extensive repair work can add anywhere between $0.50 to $2.00 per square foot to your overall cost.

If an existing concrete floor is in severely bad shape, it may require resurfacing or the application of a concrete overlayment. Slabs that are uneven and have many bumps and deep elevation changes will not offer a suitable surface for polishing machines to operate on and will leave your project incapable of polishing. If you are set on having the polished concrete look in your space, this may be what is required. Depending on the square footage of the project, the necessity of concrete resurfacing can add anywhere between $4.00 and $10.00 per square foot to the overall cost of your project.

The Level of Polishing Desired

 There are different shines and levels of gloss that you can achieve with a polished concrete floor. For industrial warehouse spaces or distribution centers, typically a 200-grit or 400-grit polished concrete finish is satisfactory. These finishes leave a matte or semi-gloss finish for spaces but accomplish the goal of providing a seamless and sealed floor for end-users. For other spaces, like retail stores, showrooms or malls, typically a 800-grit or 1500-grit finish is satisfactory. These sorts of finishes leave clients with a completely polished and reflective floor.

As a rule of thumb, the higher the polish you desire for your space, the higher the cost will be as it requires additional time and the use of additional diamond-tooling to properly install.  Depending on the square footage of your space, every level of polish you wish to include will cost between $0.35 to $0.75 per square foot.

The Size and Layout of the Floor

The location of the area that you need polished is also an important factor flooring contractors need to consider when estimating your project. Because of the processes involved in polishing and honing your concrete floor, larger floors are sometimes less costly to prepare than smaller ones due to the level of difficulty and accessibility. If areas need to be polished by hand, it will take a significantly longer time to install than if it can be done by large industrial polishing machines.

Additionally, the logistical circumstances of your space play a large factor in price as well. Ground floor installations will generally be more affordable than polished concrete installations in penthouse apartments or office buildings, simply due to the accessibility of the space.

The Intricacy of Designs and / or Stains

As with most flooring solutions available, the more elaborate your desired design, the more it will cost to achieve. A contractor’s pricing can vary depending on the designs you choose to install. In general, here is what you can expect for pricing your polished concrete floor:

• Matte Polish – $2.00 to $6.00 per square foot.
• High-Gloss Polish – $3.00 to $8.00 per square foot.
• Concrete Stain Inclusion – $0.50 to $2.00 per square foot.
• Concrete Overlayment Inclusion – $4.00 to $10.00 per square foot, depending on elevation and thickness required for your resurfacing.
• Stenciling / Artistry – Priced according to the size of the artwork desired.
